Sale & Leaseback Portfolio Valuation
We were instructed by clients, who had agreed to purchase a portfolio of bank premises on a sale and leaseback, to undertake a valuation on their behalf. The portfolio consisted of 10 branches of the bank located in towns throughout England.
We undertook measurement surveys of each property and considered the lease terms, planning and rating assessments. We compiled detailed comparable evidence to enable us to undertake both rental and yield analysis.
We advised the client on our opinion of market rental value and also Capital Market value in excess of £30 million, in accordance with The RICS Valuation Standards (Red Book) and provided a Valuation Certificate.
