Chase & Partners advised The London & Thames Gateway Development Corporation on the Bromley-by-Bow basin regeneration project to provide a new residential quarter, district centre and employment base for emerging new businesses.

The scheme required new access arrangements from the A12 trunk road, the redevelopment and extension of the existing food superstore occupied by Tesco, with the construction of a number of apartment blocks of varying height, the provision of some 30 shops and restaurants and start-up studio and employment units.

Principal negotiations were undertaken with Tesco Plc, the promoters of the £200million project. We were responsible for auditing their design and assessing the viability and deliverability of the scheme, including the extent and type of public realm contributions, planning gain, the provision of a new public park, a new school, affordable housing, grant availability, major infrastructure improvements, road access and a new link to Bromley-by- Bow station, together with other public transport enhancements.

We brought together the advisory team, undertook valuations and produced a single comprehensive report, responding to all aspects of the instruction within the agreed timescale.

As a result of our findings further negotiations were undertaken with Tesco, seccuring an improvement in the terms of the development agreement and providing support for the Compulsory Purchase Order Public Inquiry, which subsequently took place and approved the Order.
