Chelsea Food and Wine at 11 Great Cumberland Place – Expert Witness

Chase and Partners were instructed in 2017 to provide an Expert Witness report on behalf of the Tenant, Chelsea Food and Wine at 11 Great Cumberland Place. As part of our instruction, Chase and Partners were asked to consider considering retail rental values, duration of a new tenancy lease, characteristics and history of the neighbourhood in which the Property is located, covenants under the current lease in terms of their reasonableness and prevalence in the relevant commercial market, whether any modifications can be suggested to prevent a similar dispute from arising and the definition of a “high class” licensed supermarket and delicatessen and the defendants claims of the alleged breaches. Chase and partners were subsequently asked negotiate a new lease with the landlord’s agent which was finalised and agreed.
