Coventry House 35-35A Haymarket & 21-24 Coventry Street, London – Independent Expert Witness

Graham Chase was appointed by the President of the RICS as the Independent Expert charged with determining the “Open Market Rent” as at the rent review date for Coventry House 35-35A Haymarket & 21-24 Coventry Street. He considered both Expert Witness Reports put to him, held a preliminary meeting on site to discuss the facts on the ground to see if the parties to come to an agreement on a number of issues he highlighted. Graham investigated the comparable evidence put forward to him and determined how relevant they were and whether or not they could be relied on. A Statement of matters agreed and not agreed was created to help show the differences between the parties however the parties were unable to narrow their differences. Graham was able to determine that from the evidence that rental values has not fallen but were growing and therefore determined an increased in the Market Rent.
