Adeline Properties instructed Chase and Partners to market Waverley House, an office building located on Noel Street, just off Oxford Street. The building totals approximately 60,000 sq ft arranged over 10 floors including car parking in the basement. The layout of the floors are open plan ranging from 5,619 sq ft to 9,777 sq ft which have been refurbished to a Grade A specification. Chase and Partners helped advised on a strategy for the refurbishing programme while actively managing the tenants that already occupied space in the building. As part of our instruction, Chase and Partners negotiated the surrender of Framestore, who occupied the ground, 1st and 5th floor as well as the 4th floor occupied by Casarotto Ramsay & Associates Limited. Chase and Partners secured new tenants for the Ground, 1st, 4th, 7th and 8th floor while also repositioning the 2nd floor tenant to the 3rd floor and the 7th floor tenant to the 6th floor in order to refurbish them and bring them up to spec. The 5th floor is currently under offer and the 2nd floor will become available for refurbishment in November 2020 which will be the last stage of the regeneration of Waverley House as a category A office facility.
