Instruction: Advice on property expansion

We advised this new entrant to the UK out-of-town market on property strategy to establish their business of car servicing, MOT and valeting. Initially we had to gain a full understanding of our client’s business before advising on a specific strategy to achieve their goal of opening 15 units within 12 months, as outlined in their business plan.

Once we agreed the strategy we prepared tenant information to enable us to approach landlords/developers on suitable sites that we had identified for consideration. A property marketing campaign was agreed and subsequently meetings were arranged to present the new concept. Site analysis reports were prepared for our client prior to negotiations being opened and terms being agreed on retail parks and solus sites.

Advice was given on both freehold and leasehold properties and the units were constructed to our client’s standard specification. We also advised on sale and leaseback transactions on a number of the new outlets.
