Unit 46 & 47 Queens Shopping Centre, West Bromwich – Expert Witness

Graham Chase was appointed as the Expert Witness in the matter of a breach of covenant relating to the keep open for trading clause of the lease with regards to Unit 46 & 47 Queens Shopping Centre in West Bromwich. Graham was asked to asses what the market conditions in relation to the subject shopping centre in the period from 2007 and 2012 and from 2013 to the trial date. He identified the approach to take in marketing the subject property, however, noted there would be limited opportunity to let the subject property in the current market due to the vacancy rates, pedestrian flows coupled with the trend in vacancies in Queens Shopping Centre.
